Starting a project

Can I start a project without travelling to Togo?

Yes, it is the heart of what we do. We carry out the technical survey, prepare the estimate and the drawings, handle the administrative formalities and run the site ourselves. You sign off remotely at each key stage and receive regular photographic updates.

How does the first conversation work?

On WhatsApp, by video call or in person in Lomé, whichever suits you. We pin down what you need, your budget and your timeline, then schedule the technical survey. No commitment at that stage.

How quickly do I get an estimate?

The itemised estimate, broken down line by line, reaches you within 48 hours of the site visit. It forms the basis for the design and the contract.

Do I need to own a plot already?

No. If you already have a plot, we start straight on the project. If not, our diaspora support service covers land acquisition and title registration, from opening the file to publication in the Official Gazette.

Design and construction

Do you produce the architectural and 3D drawings?

Yes. Our engineers and architects carry out the site visits, the itemised estimates and the full set of drawings, 3D included, with up to three rounds of revisions to arrive at the project you want.

Who runs the site day to day?

Our team. That covers tenders, purchase of materials, hiring of tradespeople and daily supervision of the site. You have a dedicated project manager as your single point of contact.

How does a project end?

With a final inspection attended by the technical director and the owner, followed by a turnkey handover. On a renovation, sign-off takes place before the property is handed back.

Do you take on small renovations?

Yes. A partial refurbishment, an extension or an interior fit-out follows the same rigour as a new build: itemised estimate, drawings revised with you, contractual schedule and photographic reporting every week, however large or small the works.

Reporting and payments

How do I follow progress on the works?

You receive dated photographs of the site every week, along with a monthly report setting out how the works and the costs are moving. Your project manager remains reachable between reports.

How are payments organised?

A payment schedule is written into the contract, aligned with the works schedule. Instalments follow the real progress of the site.

What happens if material prices rise?

The contract includes a provision for cost fluctuation. Price movements are therefore anticipated and framed from signature onwards, rather than discovered mid-build.

Land and administration

Can P2G handle the land title?

Yes. We take care of opening the file, submitting it to the one-stop land title office, the notarial deed and the filing with the OTR, through to the issue of the title and its publication in the Official Gazette.

Do you handle the building permit?

Yes, building permit formalities are part of our diaspora support service.

What language do we deal in?

French and Ewe, whichever you prefer. The contract is bilingual.

After handover

Can you manage a property once it is built?

Yes, through our rental management service: letting the property, collecting the rent, routine maintenance, caretaking, supervision of repairs in your absence and, where necessary, recovery of arrears and eviction proceedings. The management contract runs for a minimum of one year and renews automatically.

Do you help with buying or selling a property?

Yes, we handle the sourcing and the viewings, for the purchase as well as the sale of houses and land.

How do you select specialist contractors?

We identify the contractor suited to the need, negotiate and supervise the work on your behalf, then follow it through to completion. Solar panels, air conditioning, security, furnishing: you deal with one point of contact throughout, us.
