The context

Building the family home, preparing a return, securing a plot bought years ago, putting a dormant property to work: the diaspora's projects are clear enough. What is less clear is how to carry them out from thousands of miles away.

On the ground, everything calls for a presence. Signing, filing a document, choosing a material, checking a slab, paying at the right moment. Two weeks of leave once a year is not enough to run a building site, and handing the project to a relative who is available but not in the trade means passing them a risk they have no means of carrying.

The way we are organised is designed so that distance stops being the deciding factor. You keep the decisions. We take on the execution.

What we carry

The formalities, carried from end to end.

Acquiring land and obtaining the title follow a precise route. We assemble the file, submit it, follow it, and update you at each stage. You do not have to travel for any of it.

  1. Opening the file

    Assembling and checking the documents before anything is filed, to avoid the administrative rejection that costs months.

  2. One-stop land title office

    Submission of the file to the one-stop office and monitoring of its processing through to the next stage.

  3. Notarial deed

    Attendance before the notary and drawing up of the deed. We prepare the file and coordinate the appointment.

  4. Filing with the OTR

    Filing the case with the Togolese Revenue Office and following the formalities that flow from it.

  5. Issue of the title

    Following the file through to the actual issue of the land title in your name.

  6. Publication in the Official Gazette

    The final stage: publication of the title in the Official Gazette, which closes the procedure.

Permits

Building permit

We also handle the building permit formalities: preparing the file with the drawings you have signed off, filing it and following it with the relevant departments.

The timescales rest with the administration. We do not set them on their behalf, we keep you informed of where the file actually stands.

You approve from here. We deliver over there.

Reporting is not a favour to be asked for, it is the rhythm of the work. It is the same on every project, whether you are two hours or ten hours' flight from Lomé.

    Site progress in photographs. You see the real progress, dated, without having to ask.

  • Every month

    A report on how the works and the costs are moving. What has been done, what has been spent, what comes next.

  • At every key stage

    Your approval before anything continues: drawings, technical choices, moving to the next phase.

  • At handover

    A final inspection attended by the technical director and the owner, then a turnkey handover.

On money, the rule is set down before the first spade goes in: works schedule and payment schedule written into the contract, with a provision for cost fluctuation so that movements in material prices are anticipated rather than endured.

Scenario number 1

Building a family home from France

A plot already in the family, the wish to build for one's parents and to prepare a return in a few years. Two weeks a year in Togo, no more.

What we carry

  • A visit to the plot and an itemised estimate within 48 hours
  • 2D and 3D drawings, up to three rounds of revisions, signed off remotely
  • Building permit formalities
  • Purchase of materials, hiring of tradespeople, running of the site

You follow it through photographs every week and a report every month, up to the final inspection and the handover of the keys.

Scenario number 2

Having a rental property managed from Belgium

A house built a few years ago, now empty or poorly looked after. The aim: that it produce an income without becoming a permanent worry.

What we carry

  • A management contract of one year minimum, renewed automatically
  • Letting the property and collecting the rent
  • Routine maintenance, caretaking, supervision of repairs
  • Recovery of arrears and eviction proceedings where necessary

You keep the decision on anything that matters. The day-to-day no longer reaches you.

Scenario number 3

Securing a land title from Canada

A plot bought long ago, an incomplete file, and the need to put the situation straight before considering anything else.

What we carry

  • Opening the file and checking the documents
  • One-stop land title office, notarial deed, filing with the OTR
  • Follow-through to the issue of the title and its publication in the Official Gazette
  • Assistance with a purchase or a sale

You are updated at every stage, with a clear picture of what remains to be done.

Communication

Understanding one another, with no one in between.

A property project is decided as much in the conversations as on the site. We speak the language of your family back home, and the language of your contract.

    Conversations happen in whichever language puts you at ease, including with the relatives who stayed behind.

    You sign a document you fully understand, without having to guess at the meaning of a clause.

    One person knows your file and answers you. You do not have to explain your project all over again on every call.

  • On your channels

    WhatsApp, video call, or in person in Lomé when you are passing through. The time difference is not your problem.
