Too many property projects in Togo fail not for lack of means, but for lack of method. Vague information, approximate budgets, no reporting, contacts who cannot be reached: the list of reasons to lose faith is a long one.
P2G Investments was built to reverse that logic. Every step of our method is designed to give you visibility, control and peace of mind, whether you are in Lomé or 6,000 km away.

From your first contact through to the handover of the keys. Here is exactly what happens, step by step.
Free initial consultation
A first conversation to understand your project in depth: type of property, preferred location, rough budget, timeline, family constraints. On WhatsApp, by video call or in person in Lomé.
No commitment on your side. The conversation is entirely free and confidential. We come out of it with a clear view of your project and of the next steps.
Feasibility study & itemised estimate
After the consultation, we carry out a full feasibility study: analysis of the plot (or a survey of the property for a renovation), verification of local planning constraints, and preparation of a line-by-line estimate.
Delivered within 48 working hours. The estimate is itemised, readable and explained. You can question any line on it. No cost is incurred before your written approval.
Architectural drawings & design sign-off
Once the estimate is accepted, our partner architect draws up the 2D plans and the 3D model of your project. You see your future property before the first stone is laid. Up to three rounds of revisions to arrive at the project you want.
An absolute rule: no site starts without your written approval of the drawings. You sign, we build. Never the other way round.
Official formalities & building permit
We handle the administrative formalities in full: filing the building permit with the Togolese authorities, land registrations, regulatory compliance. There is nothing for you to do.
We file the building permit application and follow it with the relevant departments. The timescales rest with the administration: we do not set them on their behalf, but we keep you informed of where the file actually stands.
Start on site & weekly progress reporting
Work begins. Your dedicated project manager is on site every week. They coordinate the trades, check that the work conforms, and send you a detailed photo report every 7 days, without exception.
You receive a monthly report setting out how the works and the costs are moving. Payments are staged against the real progress of the site. Never in advance.
Quality control & clearing the snag list
Before any sign-off, our technical team carries out a full inspection of the property: structural checks, conformity of the finishes, testing of the electrical and plumbing installations, inspection of joints and waterproofing.
Anything that fails to conform is documented and put right before final sign-off. You receive the full quality control report.
Final inspection & handover of the keys
The final inspection takes place with the technical director and the owner present, and the handover record is drawn up. The report goes directly to you. If everything conforms, you receive the keys. If not, we put it right.
Along with the keys you receive: all the final drawings, the certified legal documents, the certificates of conformity, and a complete technical file for the property.

Itemised estimate and schedule
The estimate is broken down line by line. The works schedule and the payment schedule are written into the contract, together with a provision for cost fluctuation. Any change of scope not approved by a signed amendment is at our expense, not yours.
Contractual timeline
The delivery timeline is written into the contract. Any slippage is reported to you and explained without delay.
Weekly photographic reporting
For every active week on site, you receive a dated photo report with commentary. Never a week without news. It is contractual.
An answer within 48 hours
Any question or urgent request is answered by our team through your project manager, who stays named and reachable.
Payment by stage
You pay in instalments tied to the real milestones on site. No lump sum up front. Your money stays protected.
Final inspection with the owner present
The final inspection takes place with the technical director and the owner present. Sign-off is pronounced before the keys change hands.
